Update from the Board
Hello!
We in the board would like to inform you of some current matters:
- Cameras will be installed
We are going to install cameras for increased security and to reduce the risk of vandalism.
- Lock Replacement
We are aware of the ongoing issues with the lock replacements in buildings 10 and 12. We are actively working with our supplier to resolve this as soon as possible. Thank you for your patience!
- New Electric Car Charging Fee
Following our budget meeting, we have decided to adjust the electric car charging fee to 3 SEK/kWh. This is to cover maintenance and operational costs sustainably. The fee increase will be visible on the bill from the 1st of December 2024.
- Rent Increase and Loan Terms
Despite the expiration of our loans, we were able to negotiate favourable terms with the bank, allowing us to limit the rent increase to only 5%. The increase will come into effect from the 1st of January 2025. Our new loans are allocated as follows:- 1-year loan at 2.67% interest for approximately 15 million SEK
- 2-year loan at 2.43% interest for approximately 30 million SEK
- 3-year loan at 2.42% interest for approximately 15 million SEK
- Service Agreement with KTC
We have signed a service agreement with KTC to ensure stable and reliable heating throughout the winter. We hope this will lead to fewer issues with heating during the colder months.
Actions Following the Ventilation Inspection
We are actively working on the measures highlighted in the mandatory ventilation inspection (OVK). This includes certain kitchen fans in some apartments as well as ventilation under the windows and in the attic. We will provide more information as soon as we receive feedback from Skanska.
